$20 Million Apartment Complex Across from CU Now Open

BOULDER, CO, September 11, 2013: Boulder’s newest student housing project, Plaza on Broadway, is now complete. Located at 955 Broadway Street, this complex offers luxury apartment living.  The first building of the complex opened August 1st and the second building welcomed residents beginning August 16th

Plaza on Broadway is situated directly across from the University of Colorado campus at 17th Street and Broadway Street. It offers students the convenience of living within walking distance of the main buildings on campus and The Hill. 

This approximately $20 million, 98,000 SF project stemmed from a partnership with Brinkman Partners, local-Boulder businessman Mike Boyers and Utah-based Woodbury Corporation.  The group devised a redevelopment strategy to turn the former site from an under-utilized, half-century-old, free market apartment building into brand new, high-end student housing.

Prior to this, the property was owned by the Acacia and the Phi Gamma Delta (FIJI) fraternities and served as the former home to their chapter houses. The ownership group worked with Acacia to meet their desire to maintain some presence on the property while fully acquiring FIJI’s portion. This led to a creative strategy that gave Acacia members the option to lease units at Plaza and preserve their ties to the site through the creation of a 3,000 SF chapter room for the fraternity in the south building of the complex.

Plaza on Broadway includes 152-beds between the two buildings. Residents sign individual leases so that each tenant is only responsible for their own expenses and can be matched with roommates if necessary.

Residents enjoy outdoor courtyards in the middle of each building, a strolling walkway between the buildings, a private bathroom for each bedroom, a patio off of every unit, common areas with study space, a game area and televisions, bike racks and secure underground parking and storage.

Through extensive coordination between the ownership group and the City of Boulder, we were able to create a finished product that serves tenants wants and needs, helps fill a housing void near the CU campus and maximizes the use of a previously under-utilized piece of premier real estate,” said Paul Brinkman, Founding Partner and CEO of Brinkman Partners.

Brinkman Construction was the general contractor and Brinkman Partners is handling the leasing and real estate management for the property.
