As a partner in the development, the general contractor, and owner in the building, Brinkman Partners recognized the importance of incorporating the environmental elements into the building.
The other building occupants include, Everitt Companies, First Western Trust Bank, Security Title, Westward Development, Eads & Associates, and Heit Inc.

This four-story, mixed-use student housing project is located directly across from Colorado State University. The 55,000 SF building includes ground-floor retail (Mugs Coffee Lounge and Celestino’s Pizza) and three additional stories of residential, in an in-fill redevelopment optimizing a 34,000 SF site. The project involved deconstructing an existing two-story multi-unit residential building constructed in 1926 that served as the house for Colorado State University's Sigma Alpha Epsilon Fraternity.
The residential component of the project includes 46 units including studio, one, two, and three-bedroom formats. Units were built to enable tenants to enjoy views of the mountains, Colorado State University’s celebrated green space named “The Oval”, and the historic rooflines of Fort Collins’ Old Town, employing large windows and patios to be integrated into each residence.
Unique challenges for the project are typical to urban infill. Adoption of the project's design required acceptance by surrounding residents who are sensitive to aesthetics, traffic flow, and building height. Four stories were chosen as the optimal building height, despite zoning tolerance for up to five stories. Site constraints are also a key on the project, integrating both covered and uncovered parking and covered bicycle storage on a 3/4-acre site. (1st floor: 7,714 SF; 2nd floor: 7,238 SF)
“Wow! I just wanted to congratulate you on the Flats at the Oval Project. The girls have completely moved in and just love their apartment. We are extremely happy with the unit. In fact, we were extremely happy with the entire process, from the first phone call, to moving in, everyone was very helpful and it was totally painless. This is going to make for a very special college experience.”
Sue DeMuth, Parent of Former Residents
