Transit-Oriented Mixed-Use Project Opens in Old Town

Fort Collins, CO, August 5, 2014:  Brinkman Partners has completed work on Max Flats, a transit-oriented mixed-use project at the corner of Mason Street and Mulberry Street in Fort Collins.

Located at 505 South Mason Street, the 63,530 SF, five-story building includes 1,500 SF of ground-floor retail space with four upper floors comprised of for-rent multi-family units.  There are 64 total units and 100 beds throughout the mix of studio, one, two and three-bedroom layouts.

The project is a leading example of the evolving focus in Fort Collins on transit-oriented development. This marks Brinkman’s third apartment project along the Mason Corridor with one more, Old Town Flats, delivering in the second quarter of 2015. Max Flats is particularly significant with its incorporation of a MAX bus transit stop directly in front of the building.

Residents enjoy on-site parking options and in-unit features such as a private bathroom per bedroom, high-efficiency washer/dryers and spacious floor plans.  Many of the units include full or Juliet balconies. The details of the retail tenants are still being solidified but that space is scheduled to open by December of this year.

The exterior of Max Flats was carefully designed to blend with the surrounding neighborhood while creating an attractive plaza and enhanced streetscape.  The northern side of the building includes inviting seating areas and thoughtful landscaping for residents and community members to enjoy.

Brinkman incorporated their integrated business model to deliver this project. They served as the project’s developer, general contractor for construction, are securing tenants for the retail space and handling the leasing and property management of the units.
