LOVELAND, CO, June 17, 2014: Brinkman Partners has completed work on The Gallery Flats, a luxury mixed-use project in downtown Loveland.
Just two weeks after opening, the apartments are more than 85% leased with limited remaining availability.
Located at 585 North Lincoln Avenue, the 66,000 SF building includes 66 units. The ground floor includes four live/work units while the remaining four floors offer studio, one, two and three-bedroom layouts.
The project has been years in the making and serves as a catalyst for further revitalization in Loveland. Brinkman worked closely with the City of Loveland to ensure that the building blended with the vitality of the downtown culture while creating an urban living option for residents.
"The City and the Loveland Urban Renewal Authority were thrilled to collaborate with Brinkman Partners on The Gallery Flats project. The culmination of three years of hard work, that included extensive community engagement, strategic planning and leadership, has provided an exciting new infill project in Downtown Loveland. As a result, it continues to add to the new vibrancy in downtown so greatly desired by our citizens,” said Loveland Mayor Cecil Gutierrez.
Residents will enjoy on-site parking options and in-unit features such as private bathrooms per bedroom, high-efficiency washer/dryers, spacious floor plans and upgraded finishes including stainless steel appliances and granite countertops.
The top floor includes a west-facing premium amenity space with an outdoor patio entertainment area, kitchenette and lounge and a fitness center. Residents will receive complimentary fitness classes from a local certified personal trainer.
Even with the premium offerings, The Gallery Flats rental rates are priced below comparable projects.
Brinkman incorporated their integrated business model to deliver this project. They partnered with Salt Lake City-based Woodbury Corporation on development, served as the general contractor for construction and are handling the leasing and property management of the units.
“Working with the City of Loveland, the downtown businesses and the community on this project has been a great experience. Throughout the project’s entirety, we continued to see that The Gallery Flats would quickly serve as the spark that The City had originally envisioned it to be. Downtown Loveland continues to grow and thrive and this development is indicative of even more things to come,” said Kevin Brinkman, President of Brinkman Partners.
