Job Opening - Scheduler

Position Summary:

The Scheduler position requires the knowledge to review and understand building construction drawings and documents.  From this understanding, the Scheduler must have the experience & ability to produce an initial pre-construction schedule. In conjunction with project team members, the initial pre-construction schedule will be expanded to include specific tasks, logic, and durations, resulting in a valid construction schedule. Schedule maintenance, including updates, impact tracking, recovery scheduling, reporting and analysis, will occur at standard interval. Multiple projects are required to be managed simultaneously. The Scheduler will be a major contributor to the Company standardization of schedule protocol, training, and implementation.

Position Type & Expected Work Hours:  This is a full-time position requiring occasional evening & weekend hours as job duties demand.

Location:    The position is office-based with required project visits along the Colorado Front Range.

Qualifications:

  • 5 years building construction experience.
  • 3 years of experience in the role of project scheduler.
  • Ability to liaise with all levels of the organization, Owners, and Subcontractors.
  • Maintain calm outward disposition during high volume periods of work.
  • Microsoft Project, Phoenix or other major scheduling software experience.
  • Proficiency in Microsoft Office.
  • Current driver’s license & valid for the past consecutive 12 months.
  • Acceptable Motor Vehicle Record & Background Check

Essential Functions:

  • Standardize schedule templates.
  • Develop standard reporting as requested.
  • Develop CPM milestone schedule in conjunction with the pre-construction department and development clientele.
    • From SD and DD level documents.
    • Update through pre-construction and drawing development phases.
    • Include pre-con deliverables.
    • Include Owner deliverables.
    • Include entitlements required by pre-construction manager and developer.
  • Develop baseline schedule with standard work breakdown structure.
    • In conjunction with the Superintendent, establish detailed baseline schedule.
    • Input identified activities and assign logic and durations to all activities
    • Identify long lead items for inclusion in material delivery WBS
    • Incorporate resource and cost loading as required.

  • Schedule Maintenance
    • Update schedule with actual and projected dates at specific intervals
    • Track schedules against baseline.
    • Track impacts and prepare reports and presentations as required.
    • Incorporate fragnets as required.
    • Interface with the Superintendent and Project Manager to prepare recovery schedules.
    • Interface with Operations to analyze impacts to work and their resolution

Other Duties:

  • Develop and refine Company protocol as is related to Building Construction scheduling.
  • Develop and provide training of Company Associates in standard scheduling practices.
  • Develop data base of similar project types.
  • Develop data base of individual trade productivity.
  • Maintain current knowledge of scheduling software advancements.
  • Provide Project Manager and Superintendent assessments regarding schedule management as requested.
